Delta
North Delta, Ladner, and Tsawwassen — family communities south of the Fraser.
Delta is a municipality south of the Fraser River, made up of three distinct communities: North Delta, Ladner, and Tsawwassen. It is home to the Tsawwassen ferry terminal, Boundary Bay's beaches and trails, and some of the Lower Mainland's most productive farmland.
Housing is mostly single-family homes, with townhomes and condos in North Delta and growing options in Tsawwassen. Highway 99 and the Alex Fraser Bridge connect Delta to Richmond, Surrey, and the US border, while Ladner's village centre and Tsawwassen's waterfront keep a slower pace.
Buying in Delta
Delta suits buyers who want a quieter, family-oriented community south of the Fraser River, with farmland, waterfront, and ferry access. North Delta offers closer Surrey access via the Alex Fraser Bridge; Ladner and Tsawwassen trade a longer drive for a small-town feel. Check flood-plain and dyke information on waterfront-adjacent properties.
Selling in Delta
Delta buyers are often families moving for space, schools, and quiet streets. Homes that show well-kept yards, updated kitchens, and proximity to schools and parks draw the strongest interest in this market.
